LLUM: four villas in Coves Noves, on Menorca's north coast

LLUM is a project of four detached villas on Calle Acacias in Coves Noves, on Menorca's north coast, with the building permit granted. It was born at QUA Inversiones Arquitectónicas and is marketed by Alex Asterio.

Four villas, one way of living

The four villas are detached and each has its own access and parking, garden, pool, sun terrace and chill-out area. They step down the slope so that all of them face the sea without overlooking one another. Each villa has 183.4 m² of interior space and 170 m² of terraces and porches, four double en-suite bedrooms and a 21 m² infinity pool.

Availability

The villas at Acacias 4, Acacias 6 and Acacias 8 are available. Acacias 10 is not available. Up-to-date availability is on the Availability page.

The people behind it

The project was born at QUA Inversiones Arquitectónicas, from the union of two complementary careers:

  • Álvaro Ferrándiz, architect and technical and development director. He spent almost a decade at Foster + Partners and specialises in singular residential projects. In 2026, El Español included him, with his studio FL-ARE, among Spain's best architects and designers.
  • Lola Robles, investment director, with more than thirty years in real estate investment and residential asset management.

Sales are handled by Alex Asterio, who arranges private viewings, provides the full documentation and supports each buyer throughout the process.

Two ways to buy

  • Managed self-build: plot with approved project and building permit granted; you hire the construction yourself, estimated at 16–20 months.
  • Off-plan purchase: finished villa with a fixed price from day one and turnkey delivery in 20–26 months.
